Common Brand-Specific Issues
These six are the faults we get called out for most, brand by brand. Each has a usual cause and a usual age.
Sub-Zero refrigerators within a few blocks of the water corrode at the condenser, and Tiburon and Belvedere are where we see it most. It is nearly always the 700-series built-in, and the majority of coastal cooling calls trace back to a coil that needs cleaning. Door gasket and evaporator fan motor service are the next items, usually around the 8-12 year mark.
Bosch 300, 500, and 800 series dishwashers throw the E22 and E23 codes when the drain pump fails. The pump varies across the series, so we match OEM or an aftermarket equivalent to your specific unit. Bosch dishwashers of that age also come in for a float switch that will not reset, or an inlet valve that fills too slowly.
The UE code on LG top-load washers points to a drum-balance fault, and we replace the suspension rods, usually around the 5-7 year mark, after which the code goes away. LG front-load models more often need drain pump or door-interlock service than suspension work.
Whirlpool and Maytag dryers tend to squeal or grind around the 7-10 year mark. Belt and idler-pulley replacement resolves most cases; occasionally the rear drum bearing needs service too. A squeal from the belt and a grind from the drum bearing are different sounds, so we listen for which one it is before quoting. A belt-and-idler repair costs a fraction of a new dryer.
Samsung refrigerator ice makers usually fail at the auger motor or the water inlet valve, not the touchscreen. We test the hardware and replace what is broken; software faults we leave to Samsung.
Wolf gas ranges typically need a new spark module around the 8-12 year mark. Bake-element fatigue is the second most common Wolf item, especially on the 36-inch dual-fuel ranges.
Coil cleaning fixes most coastal cooling calls; gaskets and fan motor next at the 8-12 year mark.

Why the Brand Changes the Diagnosis
Brands fail on their own patterns, and reading the pattern is most of the diagnosis. A Sub-Zero 700-series with salt-air corrosion on the condenser gets a different first move than a Bosch or a Samsung, because the sealed systems are built differently. Starting from the brand cuts the time on site and the number of parts we have to rule out.
We service every brand regardless of age, as long as parts are still made; manufacturers often stop at the 7-10 year mark and we do not. Parts timing tracks the tier, and we confirm it during the diagnostic, not after we leave.
